Since 2021, we have replaced all windows with triple pane windows which cost 34k if you ad the security front door and screen door, also a month after we bought it, had a prob with water coming up above the grate in the basement and it ended up costing 17k for new plumbing, put in granite counters in kitchen, all new backslash, all new sprinkler heads, all stainless appliances, has 2 ovens, and so much more. We have put about 60k into it since we moved in. So I got a call from our mortgage company telling me that our house is appraising between $240k-$250k and I asked if that included all of the home improvements we've done to it and he said no and asked what we had done and I told him and also let him know we had all the paperwork showing what was done for each upgrade and the cost for each thing we did and he said that it would most likely appraise between $315k-$325k and all we need to do is get it appraised again, which we will at some point, but we want to put hardwood tongue and groove in the basement and I want to re-do the wood on the top of each step that goes into the basement and get a new railing as well, and also a few more things, then we will have it appraised, also thinking about putting a pool in, but I'm a little afraid that would limit our buyers if we ever decided to sale.
