LEASE TERM Type: Fixed-Term Lease Lease start date: December 1, 2025 Lease end date: December 1, 2026 RENT Monthly Rent: $2,500 Rent Due Date: 1st day of each month Payment Method: Transfer via Rogue Credit Union or Venmo only Late Fee: $75 if rent is not received after 5 days past due. Security Deposit: Tenant shall pay a security deposit of $2,500 before move-in. The deposit may be used for unpaid rent, damages beyond normal wear and tear, and cleaning if necessary. UTILITIES AND SERVICES Tenant shall be responsible for the following: Electricity Gas Water/Sewer Trash Internet/Cable Yard Maintenance Landlord shall be responsible for: Property Taxes Major Repairs OCCUPANCY The premises shall be occupied only by the Tenant(s) listed in this Agreement. No other person may reside on the property. USE OF PREMISES Tenant agrees to use the property only as a private residence and to comply with all local laws and ordinances. No illegal activities, subletting, or business operations are permitted without written notice and approval. PETS Pets not allowed MAINTENANCE AND REPAIRS Tenant shall keep the premises clean and sanitary, and promptly notify Landlord of any needed major repairs. The tenant is responsible for minor maintenance, including replacing light bulbs, maintaining the yard as needed, and keeping drains clear. The landlord is responsible for major repairs to plumbing, electrical, heating, and structural systems. PARKING Driveway Street Parking Garage is not available SMOKING Smoking and vaping are not permitted inside or outside the home. ENTRY BY LANDLORD Landlord may enter the premises with at least 24 hours' notice for inspection, repairs, or to show the property to prospective tenants or buyers, except in emergencies. CONDITION OF PREMISES Tenant acknowledges receipt of the property in good, clean condition unless otherwise noted on the Move-In Checklist attached to this Agreement. DEFAULT Failure to pay rent or comply with this Agreement constitutes a default. Landlord may take action as allowed under Oregon landlord-tenant law (ORS Chapter 90). TERMINATION At the end of the lease term, Tenant must vacate and return all keys, leaving the property clean and free of personal belongings. GOVERNING LAW This Agreement shall be governed by the laws of the State of Oregon.
