PREMISES Landlord agrees to lease to Tenant the residential property located at 1059 Feather Ave, La Puente, CA 91746 (the "Premises"), a 3-bedroom, 2-bathroom single-family home of approximately 1,474 square feet. 2. LEASE TERM The lease shall commence on April 6, 2026, and shall terminate on April 5, 2027 (12-month term). At the end of the term, this agreement shall convert to a month-to-month tenancy unless either party provides written notice of termination at least 30 days in advance. 3. RENT Monthly Rent: $1,350.00 Due Date: Rent is due on the 1st of each month. Late Fee: A late fee of $50 shall be charged if rent is not received by the 5th of the month.
