TERM: The Lease term is twelve (12) months, unless terminated earlier per the terms herein or extended by mutual written agreement. RENT: Tenant shall pay monthly rent of $4,500, due on the first (1st) day of each month. SECURITY DEPOSIT: Tenant shall pay a security deposit of $6,750 (equivalent to 1.5 months' rent) upon signing this Lease. The deposit will be held by Landlord and refunded within 21 days of Lease termination, less any deductions for unpaid rent, damages beyond normal wear and tear, or cleaning costs, per Cal. Civ. Code 1950.5. OCCUPANTS: The Premises shall be occupied only by Tenant and [List Names of Other Approved Occupants, if any]. No additional occupants are permitted without Landlord's prior written consent. UTILITIES: Tenant is responsible for all utilities, including electricity, gas, water, trash, and internet/cable, unless otherwise agreed in writing. Landlord shall maintain any homeowner association fees, if applicable. RENTER'S INSURANCE: Tenant shall obtain and maintain, at Tenant's expense, a renter's insurance policy with a minimum of $100,000 in liability coverage and $20,000 in personal property coverage throughout the Lease term. The policy must be issued by a California-licensed provider. Tenant shall provide Landlord with proof of active insurance (e.g., policy declaration page) prior to occupancy and upon renewal or annually upon request. The policy shall name Landlord as an "interested party" for notification of cancellation or lapse. Failure to maintain insurance is a material breach of this Lease. Landlord's insurance does not cover Tenant's personal property or liability. MAINTENANCE AND REPAIRS: Tenant shall keep the Premises clean and sanitary, promptly reporting any damage or needed repairs to Landlord. Tenant is responsible for minor repairs (e.g., light bulbs, smoke detector batteries) and yard maintenance (e.g., lawn mowing, watering). Landlord shall maintain the structural integrity, plumbing, heating, and major appliances, per Cal. Civ. Code 1941.1. ALTERATIONS: Tenant shall not make alterations, improvements, or decorations (e.g., painting, installing fixtures) without Landlord's prior written consent. Any approved alterations become Landlord's property unless otherwise agreed. PETS: Pets are permitted only with Landlord's prior written approval and payment of a $500 refundable pet deposit per pet. Approved pets must be listed in an addendum to this Lease. Tenant is responsible for any pet-related damage. USE OF PREMISES: The Premises shall be used solely as a private residence. Tenant shall not engage in illegal activities, create excessive noise, or disturb neighbors, per Anaheim municipal codes. Smoking is prohibited inside the Premises. ENTRY BY LANDLORD: Landlord may enter the Premises twice per year, with 24 hours' written notice for inspections, repairs, or showings, except in emergencies, per Cal. Civ. Code 1954. Entry will occur during reasonable hours (8:00 AM 7:00 PM). TERMINATION: During the Initial Term, early termination by Tenant requires 30 days' written notice and payment of rent until the Premises is re-rented or the Initial Term ends, whichever occurs first. After the Initial Term, either party may terminate the month-to-month tenancy with 30 days' written notice (or 60 days' notice from Landlord if Tenant has occupied the Premises for more than one year, per Cal. Civ. Code 1946.1). Upon termination, Tenant shall vacate the Premises and return all keys. If Tenant remains without consent, holdover rent shall be 150% of the monthly rent, prorated daily. DEFAULT: Failure to pay rent, maintain insurance, or comply with Lease terms constitutes a breach. Landlord may issue a 3-day notice to pay or quit, per California law. Repeated or severe breaches may result in eviction proceedings. FAIR HOUSING: Landlord complies with the California Fair Employment and Housing Act and federal Fair Housing Act, prohibiting discrimination based on race, color, religion, sex, national origin, disability, familial status, or other protected characteristics. LEAD-BASED PAINT DISCLOSURE: The Premises, built in 1956, may contain lead-based paint. Tenant acknowledges receipt of the federally required lead-based paint disclosure and pamphlet. GOVERNING LAW: This Lease is governed by California law. Any disputes shall be resolved in Orange County courts. ENTIRE AGREEMENT: This Lease constitutes the entire agreement between the parties. Amendments must be in writing and signed by both parties.
