Home on fully fenced 8 acres with loafing sheds & dirt floor shop. GENERAL: Tenant is responsible for all utility bills including water, gas & electric. Tenant is responsible for upkeep of lawn on a consistent basis including driveway and ditch along the road & keeping it free of all trash and debris. Tenant is responsible for maintaining the house and keeping it pest free. Absolutely no smoking allowed in the house. PET & HORSE ADDENDUM: The Tenant understands and accepts that they are fully responsible and liable for all pet damage, including but not limited to walls, doors, trim, baseboards & carpets, and agrees to restore the premises to its original condition at their expense. Tenant shall have pets under their control at all times and exercise respective due care. The Tenant agrees to keep their pet from being unnecessarily noisy, or aggressive to others or neighbors. Tenant further agrees to maintain fences and other structures in original condition, and to be responsible and liable for any damages caused by their horses or any other livestock regardless of ownership. Furthermore, the tenant assumes liability for any injuries to persons or other neighboring animals caused by any pets or horses, and will indemnify the landlord against related costs.
