We are currently seeking quality tenants to occupy the upper level in our owner occupied duplex (available as of September 1st). We are a relatively young, quiet, child free couple. While we do not have any children, we do have a small puppy that has free reign over our yard space. Our home resides on a quiet street consisting mostly of neighbors who have occupied their homes for 10+ years. The upper level space available has 2 bedrooms, 1 bathroom, office space, upstairs loft, living area, kitchen, and private enclosed porch. Private front and rear entrance. The main level has hardwood flooring with woodworking which is original to the home. The upper loft has soft carpeting. There is no central a/c, however, we provide two window units. There are plenty of windows to provide sufficient air flow as well, along with ceiling fans in each bedroom and the living area. The unit has fresh paint throughout, is very clean, and move in ready. We pay water, trash, and gas required for heat. Tenant pays their own electric and gas usage for the upper level water heater. Shared laundry is available. The unit is wired for cable. 1GB/s fiber internet is available for an additional $50/month, or, tenant can provide their own. Satellite installation is OK. Street parking is available. We cannot guarantee off street parking at this time, but it is possible. There is no shared yard usage included with the lease (we have a small yard, which belongs to our puppy, and many fall projects we are working on outdoors). $35 application fee per adult. Fee returned if application accepted. Cats OK w/ pet deposit. No dogs. No smoking. Positive credit history. No violent criminal history or theft. No eviction or UD in last 3 years. Monthly rent must not exceed more than 30% of total monthly income. We are not set up to receive section 8 vouchers.
