My typical water costs range from $30 to $60 a month, and my typical electric costs range from $60 to $110 a month, and I had good internet at $50/mo for working from home including video calls and VPN connection - so $200 a month is a good conservative budget for utilities year-round. Indoor smoking is not allowed and will result in forfeiture of the security deposit. Outdoor smoking is fine - please use an ashtray if on the deck, and dispose of your butts in a water bottle or something if smoking elsewhere, as leaving littered butts is against HOA rules. HOA infractions created or caused by the renter are to be remedied and paid by the renter. Pets are allowed. Preferred 2 pets maximum; I am willing to allow more, and may require an additional pet deposit depending on the situation. Parking is pretty easy in this neighborhood. Street parking is unmarked, meaning that all spaces are fair game for guests (and residents). The official rule is that residents can park their vehicles in street spaces if and only if they are already using their garage and driveway space for vehicles. That said I've never seen anyone ticketed, towed, or written up on that rule.
