    3-bedroom, 3.5-bathroom beautiful townhouse just outside of Old Town Manassas. Built in 2016, the house has been the full-time residence of the original homeowner until a job opportunity spurred a relocation this past month. The house is in great condition and has been taken care of. Floor plan includes a foyer, garage, carpeted bed/tiled bath with backyard access, and storage on the bottom floor; kitchen, hardwood-floored great room (open dining room and living room area), half-bath, and deck on the middle floor; and laundry, linen closet, carpeted bed/tiled bath, and hardwood-floored master bedroom/tiled master bathroom on the top floor. Stairs are wide, long, solid wood, and have large turnaround landings. The home contains several upgrades and modern touches: - Kitchen contains granite countertops and stainless-steel appliances, including double ovens - Full cabinetry in kitchen approximately 235 cubic feet of cabinet and drawer storage ensures you won't need to compromise your kitchen setup - Modern windows and HVAC system keep monthly heating and cooling costs low - Hardwood flooring in the great room and master bedroom/closet, and solid wood stairs throughout - All three full baths have floor tiling and shower/bath tiling - Walk-in showers with glass doors in the downstairs and master bathrooms - Hardwired overhead light fixtures throughout, except in the two upstairs bedrooms - Ample electrical outlet availability throughout - Pre-installed hidden-wire access outlets in living room, allows for a clean custom look with a wall-mounted flatscreen TV Appliances and amenities are in good-to-great condition. There is some light surface scratching and a chipped edge on the glass cooktop. A black plastic piece on the front pane of the microwave is cracking near the handle (aesthetic and only noticeable up close). There is a small dent on the refrigerator door. There is minor surface wear on the hardwood floor between the two sets of stairs. Neighborhood parking is best-in-class for townhouses. One car garage with space for driveway parking, and ALL spaces in the neighborhood are unmarked, so there's no need to fight for guest parking. Location is fantastic for access to local and distant destinations: - 5 minutes to Old Town Manassas and DC Metro Area public transportation with VRE - 5 minutes to Lucky's Dog Park - Less than 10 minutes to Route 28 - 15 minutes to I-66 - 20 minutes to I-95 - 45 minutes to Leesburg - 45 minutes to Washington, D.C. in off-peak traffic Neighborhood amenities include a central park area (about 1.2 acres of graded and maintained grass) to play on, several playgrounds, and a "splash park" water play area, which is activated with a keycode distributed to residents each summer. Current walkability exists but requires some use of residential sidewalks to the north; a walk/bike path is currently under construction on Dumfries Road, which will make the existing walking trail network easier to access. Renter is responsible for all utility bills (water, electric, telecom). House is not connected to gas. Current telecom wiring is for Verizon FiOS, I believe Comcast is also available. My typical water costs range from $30 to $60 a month, and my typical electric costs range from $60 to $110 a month, and I had good internet at $50/mo for working from home including video calls and VPN connection - so $200 a month is a good conservative budget for utilities year-round. Indoor smoking is not allowed and will result in forfeiture of the security deposit. Outdoor smoking is fine - please use an ashtray if on the deck, and dispose of your butts in a water bottle or something if smoking elsewhere, as leaving littered butts is against HOA rules. HOA infractions created or caused by the renter are to be remedied and paid by the renter. Pets are allowed. Preferred 2 pets maximum; I am willing to allow more, and may require an additional pet deposit depending on the situation. Parking is pretty easy in this neighborhood. Street parking is unmarked, meaning that all spaces are fair game for guests (and residents). The official rule is that residents can park their vehicles in street spaces if and only if they are already using their garage and driveway space for vehicles. That said I've never seen anyone ticketed, towed, or written up on that rule.
