Please read the entire post as I'm pretty detailed and ask for a reply responding to several points. This unit and home is smoke and pet free! Available soon is a very bright, spacious, unfurnished one bedroom, one bath apartment in an owner occupied home just steps to the sand on Ft Myers Beach. The bedroom has one closet that's not walk in, it's about 6' long, so it's better suited for one, more than two, as far as storage. The bathroom and bedroom were just repainted and the bedroom is getting new carpet with sound rated padding mid to third week of November. I'm seeking a minimum of 6 month and a day lease but I'd prefer to find a one year or several year tenant. If it's a 6 month and a day, the rent will be significantly more per month than an annual since the six months encompasses the high season, plus the down money will be $9,000.00 which will be $1500 for December, $3000 for January, $3000 for February and a $1500.00 security deposit. $3000.00 would then be due Jan 1 for Feb., $3000.00 on Feb. 1 for March, $1000.00 on March 1 for April and $1,000 on April 1 for May and one day into June, for a total rent of $12,500.00. If a year term is desired, the rent shall be $1500.00 per month but the down money is going to have to be significant enough to discourage a dishonest or unscrupulous short termer that plans on starting just for the three or four prime months and ghosting on future rent after moving in. I'll want to run a credit and background check on the prospective tenant after meeting at the unit, talking to ask each other questions and both come to an amicable agreement. The expense of the check's shall born by the prospective tenant. Once the credit and background check is complete is when down money would be due and lease signing. Central AC, Internet, Cable, Water and Sewer are included in the rent. Electric is the responsibility of the tenant, if an annual, if the term is for 6 months and a day, electric will be included. If the term is a year, the electric shall be transferred into tenants name on the day the lease begins. There is a shared laundry, onsite parking and an outdoor deck with a view of the Gulf between two of the multimillion dollar beachfront homes. The home is located mid island and the apartment is on the second floor of a two story home and the owner is in an adjoining unit. There are steps to the second floor and no elevator. I'm looking for a non leaking vehicle as I have a paver driveway and the home is smoke and pet free.
