He doesn't care if its a male or female and or the color of their skin. No funny business here, just pay the rent of $305/mo and that includes utilities and directv. Strangers living together can sometimes be difficult, so he'll do a 3 month lease at a time to see if you both can live together. After that he'll do a 6 month lease and continue going forward.
