The Premises shall be occupied solely by the Tenant(s) identified in this Lease. No other person may establish residency at the Premises without the Landlord's prior written consent. Guests. Guests may visit the Premises; however, any guest staying more than fourteen (14) consecutive days or more than twenty-one (21) cumulative days within any twelve (12) month period shall be deemed an unauthorized occupant unless approved in writing by the Landlord. Utilities and Internet. Water, electricity, and Wi-Fi internet service are included in the monthly rent and provided as a convenience to Tenant. Tenant shall use all utilities in a reasonable manner and shall not engage in activities resulting in excessive utility consumption. Landlord shall not be liable for interruptions of utility or internet service caused by service providers, maintenance, repairs, weather events, or circumstances beyond Landlord's control. Parking. Tenant shall conduct themselves in a manner that does not interfere with the peaceful enjoyment of the property by Landlord, occupants of the main residence, neighbors, or surrounding residents. Shared Property Areas. Tenant's use is limited to the leased studio apartment, private entrance, and any designated parking area. Access to the main residence, yard, storage areas, and other portions of the property is prohibited unless expressly authorized by Landlord. Smoking. Smoking, vaping, and the use of tobacco, cannabis, or similar substances are prohibited within the Premises and on the property unless specifically authorized in writing by Landlord. Pets. No pets or animals shall be permitted without Landlord's prior written consent and execution of any required pet addendum and $200 non-refundable fee. Service animals and support animals shall be accommodated as required by applicable law. Maintenance and Cleanliness. Tenant shall keep the Premises clean and sanitary and shall comply with the obligations imposed upon tenants by Section 83.52, Florida Statutes. Tenant shall promptly notify Landlord of any condition requiring repair, maintenance, or that may cause damage to the property. Landlord Access. Pursuant to Section 83.53, Florida Statutes, Landlord may enter the Premises upon reasonable notice and at reasonable times for inspection, repairs, maintenance, pest control, improvements, or to show the Premises to prospective purchasers, mortgagees, tenants, workers, or contractors. In emergencies, Landlord may enter without prior notice as permitted by law. Security Deposit. Any security deposit shall be held and administered in accordance with Section 83.49, Florida Statutes. Upon termination of the tenancy, Landlord may impose claims against the security deposit as authorized by Florida law for unpaid rent, damages beyond ordinary wear and tear, and other lawful charges. Late Fees. Rent shall be due on the date specified in this Lease. Any rent not received by the due date shall be subject to the late fee stated in this Lease. Acceptance of a late payment shall not constitute a waiver of Landlord's rights under the Lease. Default. Failure to pay rent when due, violation of any material lease provision, unauthorized occupants, unauthorized pets, illegal activity, or conduct that materially interferes with the peaceful enjoyment of the property shall constitute a default under this Lease and may result in termination proceedings as permitted by Florida law. Attorney's Fees. In any legal action arising from this Lease, the prevailing party shall be entitled to recover reasonable attorney's fees and court costs as permitted by Florida law.
