Each apartment features 2 bedrooms and 1 bathroom. Our dedicated team is committed to turning these apartments into your dream home and making Bayshore Apartments a staple in Gulf Breeze. Come experience the coastal charm and relaxed lifestyle of Bayshore Apartments! All applicants will be asked to pass our application process consisting of credit check, income verification, background check, and verifiable positive rental history. Any residents over the age of 18 must complete the application process. Any applicant with prior evictions or debts owed to a former landlord will be declined for residency at Bayshore Apartments. Application Fee is $75 per person. Please review rental criteria below prior to applying. Bayshore is pet friendly, but pets must be approved by management. Some restrictions may apply. Pet fees and pet rent extra. Be sure to let us know if you have any pets. Utilities are the responsibility of the renter. Electricity with Florida Power & Light. Water/Sewer with Midway Water. Cable/Internet (optional) with Mediacom. RENTAL CRITERIA Southeast Management Group does not discriminate on the basis of race, color, religion, sex, familial status, national origin, handicap, or any other protected class recognized under applicable federal, state and/or local law. In reviewing the application, the following criteria will be used to determine the applicant's suitability for residency. A. FEES: Application Fees are due at time of submitting application for residency of an apartment with Southeast Management Group. Application fee is non-refundable. B. LEASEHOLDERS: Any person over the age of 18 must be a leaseholder, and therefore subject to the application process. Occupants under the age of 18 must be listed on the lease, but will not have to be part of the application process. C. APPLICATION: A completed and signed application must be received from each applicant. The applicant authorizes Southeast Management Group to verify rental history, employment, and income by contacting previous landlords and current employers. D. IDENTIFICATION: At the time of application, all individuals aged 18 and above must provide a valid Government-issued ID as part of the application file. If the applicant presents an expired ID, they will have 24 hours to renew it to proceed with the application. Failure to do so within this timeframe will result in cancellation of the application. E. CREDIT: A credit check will be performed on all applicants. Southeast Management Group will use a threshold of 550 credit score. Any applicants that do not meet the minimum credit score may be conditionally approved for the apartment, but will be subject to a higher security deposit. F. INCOME: Prospective residents must provide proof of current income demonstrating a minimum of 2.5 times the monthly rent of the apartment. Co-applicants or married couples, both intending full-time residency in the apartment, may aggregate their incomes to meet this requirement. Income calculations will be based on Gross Income (pre-tax deductions). The following documents are acceptable as proof of income: a. Pay stubs (biweekly, weekly, or semi-monthly) - Pay stubs are required to show the name of the Employer, Employer Logo, Applicant's Name, Dates of Pay period, Pay Rate, Deductions, and Gross Income. Pay stubs should be presented in PDF format whenever possible. We will require a minimum of the 3 most recent pay stubs. Pay stubs are subject to verification. b. Military Leave & Earning Statement (LES) - the most recent LES will be accepted to verify monthly income of active duty military personnel. LES(s) are subject to verification. c. Social Security Benefits Letter - This letter must be a current letter, and recently requested from the Social Security Administration. Social Security Benefits are subject to verification. d. Offer Letters of Employment - will be accepted when 3 pay stubs are not available. Offer Letters must be fully executed (signed by employer and employee), provide salary information, work schedule, and reflect the name of employer on company letterhead. Offer Letters are subject to verification. e. Bank Statements - for checking accounts or savings accounts will be accepted only if the monies to pay the rent for the full lease term is in the account as a current balance. We will require the full monthly statement from the bank to include all running transactions. The bank statement is subject to verification. If a bank statement is unavailable, a signed Letter from the Bank (on letterhead) will be accepted, but subject to verification. G. COSIGNER: If an applicant is unable to show proof of income of 2.5 times the monthly rent, a qualified cosigner can apply with the interested applicants. The cosigner will be required to present proof of income of at least 5x the rent to qualify as a cosigner. The cosigner will be required to complete the application and credit check. The minimum credit score for a qualified cosigner is 650. If approved, the cosigner will be asked to sign the lease. H. CRIMINAL HISTORY: The criminal records of all leaseholders will be checked and reviewed for certain Felony and Class A misdemeanor offenses. a. Applicants with any of the following felony convictions in the prior thirty (30) year period preceding the date of application will be automatically denied for residency: murder, capital murder, kidnapping, sexual assault, aggravated sexual assault, indecency with a child, sexual performance by a child, first degree criminal solicitation, compelling prostitution, trafficking of persons, aggravated robbery, burglary, sex abuse of a child, prohibited sexual conduct, rape or sodomy, or aggravated kidnapping. b. Applicants will be automatically denied for any prior conviction for manufacturing or distribution of a controlled substance. c. Applicants will be automatically denied if they are currently subject to a registration requirement under Florida Statute 943.0435. d. Any other felony or Class A misdemeanor conviction other than those set forth above (H.a) related to violent criminal activity will result in denial if the conviction occurred in the seven (7) year period preceding the date of application. e. Failure to truthfully report any criminal activity constitutes a non-curable material falsification and is grounds for termination of residency regardless of when such material falsification is discovered. I. NON UNITED STATES CITIZENS: Non-U.S. Citizens must be able to provide verifiable documentation from the U.S. Immigration to verify legal residency in the United States as of the effective date of the application. J. OCCUPANCY: We adhere to the standard occupancy rate established for multi family housing. A maximum of two persons per bedroom plus a child under two (2) years old will be allowed to occupy an apartment home. K. PET POLICY: Pets must receive approval from management before residing in the apartment. Visiting pets are not permitted. Each apartment is allowed a maximum of two pets. A non-refundable pet fee and monthly pet rent will be charged. Breed restrictions apply; Rottweilers, Pit Bulls, Staffordshire Terriers, Huskies, Dobermans, American Bulldogs, German Shepherds, and mixes of these breeds are not permitted. PLEASE REVIEW ALL RENTAL CRITERIA BEFORE SUBMITTING APPLICATION FOR RESIDENCY. FAILURE TO PROVIDE REQUESTED INFORMATION AS STATED ABOVE WILL RESULT IN THE DENIAL OF THE APPLICATION, AND FORFEITURE OF APPLICATION FEE(S). SIGNING THIS APPLICATION INDICATES THAT YOU HAVE HAD THE OPPORTUNITY TO REVIEW THE RENTAL CRITERIA. THE RENTAL CRITERIA INCLUDE FACTORS SUCH AS CRIMINAL HISTORY, CREDIT HISTORY, CURRENT INCOME, ANDRENTAL HISTORY. IF YOU DO NOT MEET THE RENTAL CRITERIA OUTLINED ABOVE, OF IF YOU PROVIDE INACCURATE OR INCOMPLETE INFORMATION, YOUR APPLICATION MAY BE REJECTED AND YOUR APPLICATION FEE WILL NOT BE REFUNDED.
