No smoking inside the home. Tenants responsible for utilities. Small dogs allowed only. Pet deposit of $250. Tenant is responsible for lawn care. Landlord will do random home inspections but will give tenant at least 48-hour notice. Tenant is response for telling landlord of any items in home needing fixed within 24 hours of damage. Late fees are due 5 days after date of rent due. Late fees will be outlined in lease agreement. The lease will be one year; early termination of lease will result in penalty fees, such as remainder of lease due and forfeiting your deposit. If canceling lease tenants must give at least 30-day notice or all above fees will be expected upon moving out with no exceptions.
