9 acre wooded building lot with a very nice creek running through the back of the property. There are two houses on the property. The price is based on the land, not necessary the houses. Zionsville will allow two houses on the property, so to build your dream home, you could abandon one of the houses and keep the other one for other family members or live in it while your dream house is being built on the back of the property. A little bit more about the property: Both houses are rented. The small brings in $800 per month. The tenants have been with us for over 3 years, and they are excellent pay. They are an older couple and would really like to stay. The larger house is also rented, and they also have been with us for several years. They pay $1,500 per month. The people in the larger house can be out within 30 days. I do want to let you know about some of the things I noticed when I recently showed the house. The house is very solid. As far as I know, no major repairs need to be made, but it does need some TLC. The deck needs some repair. It has a large, finished basement with a laminate floor. When we lived there, we spent most of our time in the family room in the basement. The basement is normally very dry, but at one time in the last couple of years, the sump pump failed, and the floor got wet and damaged the floor. It needs to be replaced. There is a small leak at the pressure tank in the utility room. It is right next to the sump pump pit so it is not hurting anything but should be fixed. The hardwood in the kitchen is discolored and really needs to be refinished. The hardwood in the rest of the house is in pretty good shape. The shower in the half bath really needs to be updated and the pocket door to that bathroom is off the track. The other problem is, the tenants have boxes and etc. stacked in some places from the floor to the ceiling. I am telling you all this so when you look at it, you won’t be shocked when they see the clutter and see some of the problems with the house. Thanks for your interest in the property!
