Tenants acknowledge that the home is equipped with smoke detectors. Tenants to test the smoke detectors twice a month and notify the landlord immediately of any needed repairs/replacements. The rental agreement will be considered terminated when the tenant has completed the lease. Early termination is by written mutual agreement only. There is no option of month to month lease unless agreed to in writing via a new addendum prior to lease termination. Earnest deposit is due within 24 hours of executed lease. Should tenants not provide the deposit within 24 hours, the Landlord has the option to lease the home to another tenant. Earnest deposit to be non-refundable upon receipt. There will be a $50 penalty plus the cost of changing the filters if the Landlord finds that applicable filters in the home have not been changed. If applicable, Tenants to maintain the salt in a water softener. The landlord reserves the right to inspect the property with 48 hours' written notice. Tenants understand that there is no smoking inside the premise at any time. The rent is due by the 3rd of the month. Add late fee $75.00 fine on the 4th plus $10 each day from 7th until rent is paid in full. If the landlord finds that the tenant has any unapproved pets, a $750 plus tax/pet non-refundable fee will be charged to the Tenant. Tenants understand that all liabilities including but not limited to insurance, utilities, maintenance, and safety are tenant responsibility. If completed and signed Move-in forms are not submitted to the landlord within 5 days of lease inception, all parties assume that the home was in perfect condition and tenants will be responsible to return the home back to the landlord in the same perfect condition.
