Owner pays for water, gas and electric (WE Energies). Owner cuts the grass, tenant shovels the snow. No smoking (anything at all) in the unit. All occupants over 18 must be on the lease. Combined income of all adults must be greater than or equal to three times the monthly rent (if you're a student, your parents may cosign for you). Income must be from a verifiable source (pay stubs) with at least 6 months of continuous employment. Credit check needs to come back at or above 640. No evictions at all (whether filed, stipulated or completed). Must provide last two landlords for references. Criminal background will be evaluated on a case by case basis (based on the severity and age of the charges). Pet restrictions: one (1) cat or dog will be allowed with an additional security deposit of $300. This security deposit will be returned with the main security deposit as long as the pet doesn't damage the unit. Some dog breed restrictions apply in accordance with my homeowners' insurance policy.
