This is a 3 bedroom sort of set up like a vacation home since it currently sleeps 10+ based on the bed configurations, it is partly furnished, walking distance to the Brazos where you can tube, kayak, swim, or fish and on a private drive. It has 2 small bedrooms upstairs, and 1 good sized bedroom down stairs that needs a wall to complete it as a bedroom since it was some sort of formal dining room in the past. The home has 1 full bath at the top of the stairs, 1 that is a 1/2 bath down stairs just off what we used as the master bedroom, and a bath with a tub off the game room. This is a spacious open floorplan type of house downstairs with a living room, dining, and kitchen that are combined and mildly differentiated by a long eat at bar. The sale includes a pool table, shuffleboard table, and more. There is a washer, dryer, fridge, and stove that we believe are all in working order though we have not stayed in the house for months. We have had friends or family staying there off and on and have heard of no issues. This home does not currently have central heat and air but had no issues using mini splits as the concrete seems to help maintain temperatures. This home is on a manageable .33 acre lot on a private drive with a 10 mph limit off a private road with a 20 mph limit but allows for golf carts and four wheelers to be driven. There is even a couple of acres set aside at the nearby park that is for the ATV to drive around... This home is being sold as is and NO OWNER FINANCE is available. We do not think this house will pass FHA financing and we bought it in 2018 using a Conventional loan. It appriased at $185,000 at the time and we have done a few small things to it since then. It does have a sun room up stairs that is not yet finished but makes a great place for plants and has a view of pine trees. It did loose two trees this freeze but we would be willing to have them removed with a full price offer. The home has a metal roof and is liveable but could use LOTS of updates. It is one of the lowest priced homes in the entire county but for us we just want to focus on grandkids and life and have decided to not turn it into our dream home as we had once planned.
