I have a three-bedroom, two-bath house - - with a separate two-car enclosed garage and two-bedroom rental apartment above it - - on five acres of land on the Taos Canyon road (adjoining the Kit Carson National Forest), about five miles from the Taos Town Plaza. The river runs through the back yard. The property is gated. I have owned the place as a vacation cabin for over 10 years. I and my five children love it. Many fond memories. But I have gotten old, my kids are grown and cannot go up there with their work schedules, and I am putting my affairs in order, as the euphemism goes (not that I am dying, I am just getting too old to care to fool with the bother of a long-distance vacation house and the drive back and forth from Texas). The house dates back to 1940 and has been added on to in several stages. It is authentically cute and has made an awesome family gathering spot, but new owners would probably want to update its two bathrooms. The garage apartment was newly built in 2005, so it is all modern. Visitors love the place, as do my family members. It is not the pseudo-adobe Taos, it is the art-funky Taos. It has big lawns rather than enclosed patios. It is in the trees rather than on a city street. We use it year-round as a second home, and it is accessible in snowy weather or summer sun. It would be a great home for a Taos family (the school bus stops in front of the property), and the enclosed garage provides an awesome amount of storage space and parking. Plus, there is an old log cabin in the back yard for additional storage. There is a car bridge and a walking bridge across the river, and endless hiking out back (the property stretches WAY up the mountain in back, and then crosses into the National Forest land, which accesses the hiking & biking trail from Taos to Angel Fire). The Taos County Tax Office, in its wisdom, values the property at $342,732. It definitely would be appraised higher than that for a mortgage loan appraisal. I am more interested in an efficient sale than holding out for the possible best price, so I would sell the place, in good faith, for $310,000. I recognize that whoever buys the place will probably want to spend another $20,000 on honey-do projects (and maybe even $40,000 if you additionally want to re-do all the surfaces - - there are wood floors underneath, but they have been carpeted over in most rooms). In addition, as encouragement to real estate agents to tell you about the place, I will pay 3% to the buyer's real estate agent, if you are represented. (I will save you, and me, the 3% I would have to pay to a listing agent for the seller. I'm not looking for a listing agent, so please don't ask me, agents. I'm a retired lawyer and feel comfortable with my experience working with title companies for them to do all the closing paperwork and i-dotting, t-crossing on a property sale.) I will require the transaction be processed through a reputable local title company and appropriate title insurance to protect all parties. So, this is a wild hare. Spring is approaching. I am not in a fire sale mentality, but if someone is looking for an outstanding Taos experience or has a passel of children they want to raise in the mountains, this is the place. I am in Austin, Texas - - but am in Taos usually for a week or ten days each month (I will definitely be there with some of my kids for Spring Break).
