    What's special

This is a comfortable and attractive, bright residence with. monthly costs below $1700. This sun-filled apartment is two flights up and has beautiful, third-floor, tree-filled views creating a peaceful environment all year long. In addition to the beauty of the space, common charges and taxes are remarkably low. This residence has all the features you could want in a brownstone condominium residence. This is the first resale since the 1996 condo conversion and restoration to its 1880s classic style indoors and out. This unit has been maintained since then with impeccable care. The apartment has its own furnace and storage room. The south-facing living room is filled with light, even on grey days. The deck is more than two-thirds the width of the apartment at 11'4" in width and 15'8" in depth. There are working fireplaces in the living room and master bedroom. The fireplaces are accented with vintage European tiles. The bedrooms face the street and have northern exposure. The gracious-sized, 20' x 18'4" living room has ceilings that are approx. 11' in height, which is a height maintained throughout the apartment. The first thing that strikes you when you enter the apartment is the newly refinished hardwood flooring. There are hardwood floors in all rooms, including both bathrooms and the kitchen. This, combined with the tall, original 1880's solid wood and wood-framed doors at the entrance, kitchen, bathrooms, and bedrooms, add an elegant and warm, glow to the entire residence. There are ceramic sconces on the walls and in the living room and hallway. Each bedroom and the master bath have wrought iron sconces. The property is smoke-free indoors and out. The building and apartment are pet friendly. However, for those who may have allergies, there have been no pets in the apartment in more than 10 years. The master bedroom has an ensuite bath with a bidet and a renovated shower. The second bedroom is ideal as a bedroom or an office. The second bath also has a newly built shower. The deck is 193 sq, ft, and was rebuilt in August of 2020. The washer and dryer were replaced with Bosch appliances in 2020 and the kitchen electricity was upgraded to accommodate that change. The dishwasher was replaced with a Bosch dishwasher installed in 2021. The building is a well-managed 4-story building with five floor-thru units. The location is exquisite. Central Park is one block away to the East and Riverside Park is 4 blocks away to the West. The Natural History Museum on 77th Street is surrounded on Sundays by the most wonderful Farmer's Market. The Metropolitan Museum of Art is a short crosstown bus ride away. A flea market is across the street from the museum in the IS 44 schoolyard. The apartment is surrounded by wonderful markets, including Citarella, Fairway, and Trader Joe's. There are a host of great restaurants and specialty shops a close walking distance away. There are excellent public and private schools in the area. Lincoln Center, Columbus Circle, Whole Foods, and the Time Warner Building are a 15 to 20-minute walk away. Columbia University is 42 blocks north and easily reached by bus, subway, or even by foot. Access to subway and bus transportation is minutes away. The condominium by-laws allow for pied-a-terre ownership, LLCs, Trusts, and foreign purchases. There are remarkably low monthly carrying charges. Take advantage of this opportunity to purchase a floor-thru condominium with excellent outdoor space and private storage space on the Upper West Side. We are showing by appointment. There are only 5 units in the building.
