This home is on the hilly slopes of Lafayette California which makes the views beautiful but there is a tendency for "soil creep". This is the moving of the top 5 to 10 feet of sandy soil on top of the firmer soil below. One just has to look at the trees on some of lots to gauge the creep. On certain areas of this lot there has been significant soil creep. The previous owners built a massive retaining wall on the slope in 2007. I measure it every year with my angle gauge and it doesn't budge. It's a 200 foot monster of engineering standing on 25 piers that cling to bedrock deep below the creepy soil. I had the same engineer that designed the Monster Wall draw up plans for a new foundation for my in-law unit. 60,000 pounds of concrete and metal hold up 40,000 pounds of wooden structure. The foundation for the main house has settled in behind the Monster Wall and still seems mostly straight. Not a concern for me now or for the rest of my live. If you live almost anywhere in Lafayette you have to come to terms with less than perfect foundations and creepy soil.
