As an incentive, I'm waiving the usual $250 non-refundable non-pet cleaning fee and I cut the refundable deposit in half. NON-PET (no pets) Rent is $1,750+30.63=$1,780.63 (base+tax=total) Move-in is $1,750.00+$1,000+0.00+$48.13=$2,798.13 (base+refundable+nonrefundable+tax=total) PET (single pet under 15 pounds) Rent is $1,800.00+31.50=$1,831.50 (base+tax=total) Move-in is $1,800.00+$1000.00+500.00+57.75=$3,357.75 (base+refundable+nonrefundable+tax=total) The minimum income ratio is 33% for a minimum monthly combined income of $5,250.00 ($1,750.00 x 3). A one year lease and a 60-day notice to vacate is required. I also ask that you provide evidence of renter's insurance within 30 days of move-in. The tenant is responsible for putting water, trash, cable/internet and electric in their own name. The HOA fee is included in the rent. Two cars fit in the garage. Some street parking is available. The following is a brief summary of minimum background/credit requirements: No violent, theft or drug related criminal background. No evictions on record. No open bankruptcies. No open warrants. No credit scores below 450. No pets over 15 pounds (additional non-refundable cleaning fee is required for pets, only one cat or one small dog). No smokers (no exceptions). You'll need a checking account for credit approval and to pay rent electronically (I use Venmo). Here is my easy process: 1. Send photos of the driver's licenses for those to be living in the home. We can set a time to meet there. 2. If you like the property, I'll email you the link(s) for the background/credit check(s). Each adult in the household is required to submit his/her own application. 3. Once you submit the background/credit application, I'll email you the Application for Occupancy, which you complete and sign electronically. 4. Email me a photo or scan of your last 3 pay stubs as proof of income. 5. We wait less than 24 hours for the results. 6. If, approved, I'll email you the lease agreement and you can sign electronically. 7. We meet again in person to do a walk-through, receive a check for the total move-in and I give you the keys!
