As someone who rented in Lynchburg for the past 10 years--and who also lived in this house for over a year--I can say that this house is an absolute gem. Built in 1995, it was constructed according to modern building codes, meaning it's well insulated and has all the creature comforts of a modern home. No leaky ceilings, electrical problems, or busted pipes to worry about! Here's why I love this home: -AMAZING location; this house is less than 10 minutes from Liberty University, 5 minutes from downtown Lynchburg, and is within walking distance of a Food Lion -Central A/C and heat with brand new programmable thermostat keeps you warm in the winter and cool in the summer. -Brand new water heater means you never run out of hot water (unless you take 2 hour long showers...) -Modern construction means electric bills are CHEAP. -It's NOT managed by a soulless property management company; my wife and I manage it directly. That means there's no markup to make up for the cut the management company takes, and it also means that if anything goes wrong, we have a personal interest in making sure it's corrected ASAP -Comes with ALL the appliances you could ever need--even down to the microwave! Specifically, this home comes with a dishwasher, washer and dryer, and stove, hood fan, and, as mentioned, a microwave -My wife and I particularly loved the kitchen; tons of storage space and lots of counter space for food prep. Now for the business details: -A deposit equal to one month of rent ($860) is required up front, along with the first months rent. It will be returned in its entirety pending satisfaction of the move-out requirements (basically, keep the place in good shape and clean it when you move out and the entire amount will be refunded) -You must consent to a credit and background check. The fee to apply is $35 BUT it will be refunded to you in the event that you are approved. -The lease will be for a period of either 6 or 12 months; your choice -There is a $10 per month discount if you sign up for auto-pay. Otherwise rent is collected via the Cash app or Venmo. We're high tech here! -Pets are approved on a case by case basis, but there is a non-refundable $500 pet deposit. Everything is done online.
