A sunroom provides a daybed for extra sleeping space with barn doors for privacy. Walk-in laundry room with washer, dryer and storage shelf. The backyard has a covered porch with ample seating, a 6 person hot tub and fire pit + wood. This property is conveniently located within a 10 min walk to folly field beach on a quiet quaint street. Bike trails begin within 1/2 block to the house. Walk to Adventure cove mini golf and arcade and Lucky Beach bar and grill in less than 2 min. Rent The Tenant agrees to pay the Landlord $4500 per month as rent for the property. Rent is due on the first day of each month. 3. Utilities and Services The Tenant is responsible for the following utilities and services: Internet Electricity Trash pickup The Landlord is responsible for the following expenses: Lawn maintenance Hot tub maintenance Water 4. Security Deposit The Tenant agrees to pay a security deposit of $4500, due at the signing of this Agreement. The security deposit will be held by the Landlord as security for the Tenant's performance of their obligations under this Agreement. The security deposit will be returned to the Tenant within 30 days after the end of the lease term, less any deductions for damages or unpaid rent. 5. Use of Property The Tenant agrees to use the property solely for residential purposes and to comply with all applicable laws, regulations, and ordinances. The Tenant shall not sublet the property or assign this Agreement without the prior written consent of the Landlord. 6. Maintenance and Repairs The Tenant agrees to keep the property in good condition and to promptly notify the Landlord of any damage or needed repairs. The Tenant is responsible for any damage caused by their negligence or misuse of the property. 7. Entry by Landlord The Landlord has the right to enter the property at reasonable times to inspect the property, make repairs, or show the property to prospective tenants or buyers. The Landlord will provide reasonable notice to the Tenant before entering the property, except in the case of an emergency. 8. Termination This Agreement may be terminated by either party upon giving 30 days' written notice to the other party. Upon termination, the Tenant agrees to vacate the property and return all keys and any other property belonging to the Landlord.
