I just had a underground sprinkler system installed, professionally of course. The powers that be only consider this a two bedroom home because it doesn't have an egress window yet, but we all know the deal. This house has had major outside updates in the last three years. I had a brand new 50 year guaranteed transferable roof installed three years ago. All new American made windows upstairs and downstairs that are all wrapped so they are maintenance free, a year and a half ago. A new paint job on both the house and garage last summer. A new smart gas furnace two and a half years ago. You just need to see it to see all the updates. The house is in the very low crime University area in well kept properties. I realize that most people want to do some major updates before moving in such as new paint in all the rooms, having the oak floor and pine floor done over, new floors in other rooms, maybe new counter tops in the kitchen. Etc. With this in mind I'm definitely in the mind set to allow a major discount in the selling price to make these things happen, so your basically moving into a brand new house, that is much more structurally sound then the houses they build today.
