    What's special

    Home is being sold as-is. It definitely needs work County occupancy inspection available. All of the electrical code violations have been fixed and have passed the County. See list of electrical updates attached. Roof less than 5 years old. New furnace, new a/c coil, newer hot water heater. Oversized 2 car garage. Rated for occupancy of 7. Appliances will stay but no warranty from seller. St Ann had condemned the house when the tenants were in it. The current seller had to evict the tenants and has complied with the reasons for the condemnation. The condemned signs should be able to be removed now that we have completed the work. See attached electrical breakdown in supplements. St Ann is requiring a letter from the electrician so that the condemned signs can be removed.
