Rental Criteria: Each person 18 years and older who will be residing in the home must: - Fill out an application completely and truthfully. Completed applications will be considered in the order received. Credit Requirements: We require a positive credit history including: - Maximum of 2 delinquent payments on credit report in the last 12 months -No accounts currently in collections -No bankruptcies in the last 24 months Credit reports are provided by Experian. Box 2002 Allen, TX 75013 experiancom/reportaccess Rental history References: Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition and not having a pattern of complaints from neighbors. Applicants eviction history will be reviewed according to Oregon law. Applicant must have verifiable references for positive rental or mortgage history for the last 24 months. Please note that you must provide contact information for both current and previous landlords. If they do not respond to our calls/emails for screening within 72 hours we will move on to the next applicant. Criminal History: Criminal history will be considered according to Oregon law, on a case by case basis, with factors including the nature of the offense, how much time has passed and whether the individual is appropriately rehabilitated and does not pose a risk to persons or property. Cosigners: If you do not meet one or more of these criteria, you may be able to qualify if you have a 3rd party located in the state that will guarantee your lease. The guarantor must fill out an application, pass the screening process and have debt to income ratio sufficient to cover their expenses and yours in the event of a default. Renters Insurance: Prior to move in and throughout tenancy tenants will be required to provide proof of renter's insurance with a minimum of 100,000 dollars in liability. (there are exceptions based on income in accordance with Oregon law) Pets: -Cats and dogs are allowed. There are no size or breed restrictions. -Pet rent $40 -There will be an additional security deposit required of $600 per pet (fully refundable) -A pet screening for each pet must be completed at petscreeningcom. $20 first pet. $15 each additional pet. This profile is required to be maintained during tenancy. -Mountain Top Property Management will let you know when to start your pet profile after viewing your application.
