Duration of lease is a year. Tenant is responsible for paying electric and trash, no smoking indoors, two car limit. Tenant is responsible for keeping the house clean as well as the yard. No subleasing. Tenant is responsible to immediately contact landlord if there is any maintenance required of any kind, ( leeks, electrical issues, plumbing issues ect) failure to report as soon as tenant is aware of the issue will leave tenant subject to fees equivalent to maintenance cost.
