Our home is located in the Western Montana Rocky Mountains at 4,400 foot elevation, 60 miles north of Missoula, 9 miles from a small village of 2000 population known for year round wildlife, sports and recreation. Turning off the pavement, you will travel a two mile dead end, tree lined, dirt lane. A mile down the lane, just over the bridge is our piece of heaven (see photos). The Lolo National Forest borders 1,200 foot of our yard. The front yard borders the year round Clearwater River. Over 100 large Pine, Spruce, Larch, Lodge Pole trees and one giant Ponderosa (Larch) Pine enhance our property. The cabin siding is T-111 knotty cedar accented with large hand-peeled trees for pillars harvested from native trees on our land. The metal roof is safely accessed for repairs or inspection from the attic by a trapdoor on the ridge rather than by ladder. Large hand-peeled logs accent all the bedrooms, bathroom, living rooms and kitchen. An elevator large enough for one person standing and a wheelchair will be installed in 2021. Nine security cameras maintain 24/7 audio/video recordings of the interior and exterior of all buildings and property. All plumbing pipes are freeze-proof PEX and SharkBite fittings which allows for easy additional projects or easy repairs without calling a plumber. The downstairs shower is walk in, the upstairs bath has a large curved tub with shower. The water heater is propane. The sewer has a 1,000 gallon septic tank with drain field and pumping is never needed. We have unlimited water from either the crystal clear river with state registered water rights dating back over 50 years and/or a 120 foot well. A 4 x 8 foot pump-house located near the river and an additional pump-house for the well makes maintenance easier. All ceilings are T&G Larch, floors are Golden Arowana HDPC Waterproof planks installed in 2019 with a 35 year warranty. The new staircase is 4 foot wide. The kitchen has all new Hickory cabinets installed in 2018, electric stove, new dishwasher and new over the stove microwave were installed in 2021. Large hand-peeled native logs accent the bathroom, kitchen, living rooms and all bedrooms. The downstairs ceiling is 9 foot and upstairs ceiling is 11 foot providing ample room for trophies. There is 2900 square foot of living area plus additional storage in the attic. The large upstairs family room has a 16 foot wide picture window overlooking the timbered front yard and river located only 150 foot away. Outside the window is a 26 foot long and 4 foot wide covered deck/porch. The downstairs living-room has two 8 foot wide picture windows overlooking a timbered front yard and river. A new large Blaze King Sirocco 30 wood-burning heater that keeps the house cozy warm even in sub-zero winter temperatures was installed in 2021. Electric and/or propane heat provide supplemental heat when away from the house. The 250 gallon propane tank can be refilled from a propane company located 8 miles away. Most photos were made before the construction was completed but illustrates the evolution of renovation and new construction. More up to date photos will be added soon.
