Access is easy from both sides of the complex with plenty of available street parking along K street and includes a single reserved parking spot off the alley. This unit is perfect for roommates, couples, or a beginner family. The lease duration is a minimum of 1 year, but other options include 18 or 24 months upon request. First months rent and security deposit are required upon signing the lease agreement. Applicants are subject to a credit and background check with a non refundable fee, including a minimum of two references over a period of 2 years for previous rentals. Applicant is not responsible for HOA dues. Garbage collection, exterior maintenance (including window washings, landscaping, pressure washing, property irrigation and dryer vent cleaning) is included with the rental on a regular basis. Other utilities include water/sewer and electricity and must be paid by the tenant. No smoking is allowed anywhere on the property or within the unit. This includes vaping. Dogs are not allowed at any time, but a single Cat is allowed and requires a $250 deposit for the lease term and is refundable assuming no pet damage occurs. Tenant must keep walkway and access to units clear. Quiet hours start at 10pm. In addition to the items above, the applicant must abide by the rules/regulations of the condominium and is subject to fines if any rules are broken. If credit report, criminal background check, insufficient supportive references, or an ability to abide by the condo association rules and regulations are provided, the tenant may be denied.
