Clean Furnished private room for rent. Full Sized bed, Bookshelf, Dresser, and closet. 26" wall mounted tv, and blackout curtains. Whole house is very clean, and maintained regularly. Living Room, Kitchen, and Bathroom are shared. 4 bedroom house with 1 bathroom. Living room, kitchen, and bathroom are shared. Month to month rental. 2 month or 60 Day minimum. Signed rental agreement upon Move in. All utilities and internet included in flat rental rate. Require first month rent, last month rent, and $500 for security deposit to move in. Failure to meet requirements below will result in immediate eviction and loss of access to the property. Maintain cleanliness in all common areas including patio and grill. To include cleaning all dishes, cleaning the bathroom, wiping up any water in the bathroom, and keeping the toilet and sink clean after each use. Respect quiet hours between 11pm-7am. To include loud noises, music, or tv (applicable inside the house itself) Failure to respect quiet hours will result in fines deducted from renters security deposit in the amount of $250 per occurrence. After 3 occurrences renter will be given a 7 Day notice to vacate (incurable). Make monthly rental payments on the start day of this agreement and on the same day of every following month in the amount of $1200, and a onetime security deposit of $500 due prior to move in. Security deposit will be refunded upon move out unless there is a failure to provide 60 days notice to quit, renter has inflicted damages to the property, or rental agreement is broken. Responsibly use laundry, parking, and household appliances. Improper use or intentional damage may result in eviction. No guests allowed overnight without express approval from Derrick Blauser. No entrance to any other bedrooms on property without permission from the occupant. No consuming or using other occupants food items, personal property, or dishware without permission. Any violations of the guest policy will result in fines deducted from the security deposit. Unapproved Guests will be asked to leave immediately, and trespassed by police. After 3 occurrences renter will be given a 7 day notice to vacate (incurable) Must keep exterior windows, doors, and gates locked at all times when not in use. Upon signing this document renters will be held legally liable for any damage the renter inflicts to the premises, or items in the house, to include thievery or misuse of items. Severe intentional damage to property may result in legal action. Renter will provide minimum 60 days notice if they intend to discontinue use of premises. Failure to provide proper notice may result in forfeiture of security deposit. Notices to quit/vacate served via email, or placed in the bedroom of renter will serve as proper receipt of any eviction notice, and signature on this document is acknowledgement of that fact. By signing this document you agree that you do not claim occupancy past dates served on 7, 30, or 60 day notices to vacate the premises. You agree to forfeit claim to the premises as a residence, and forfeit all personal belongings left behind at any time after the end date on the notice. Derrick Blauser and George M Allman are not responsible for any injuries or accidents incurred by renters on the property outside of homeowners insurance coverage. If an injury or accident occurs and is not covered by the policy held by George M Allman the renter signed below forfeits any legal action against George M Allman for further financial or legal restitution. By signing this document you agree to not sue Derrick Blauser or George M Allman for any instances, situations, or issues you encounter during your stay. Every renter will be held to the same standards listed above, and Derrick Blauser will enforce all rental agreement policies with each renter. If there are any complaints, issues, or concerns about other renters on the premises contact Derrick Blauser directly via text message, or email. Please allow 24 hours for Derrick Blauser to respond to the issue so that he can resolve any concerns. Any form of harassment, discrimination, aggressive behavior, verbal, physical, or electronic communication that is directed by renter to any other renter, property manager, or owner will result in a 7 day notice to vacate premises.
