Lease Term month-to-month basis unless terminated by either party with a 30-day written notice. 2. Rent and Security Deposit Monthly Rent due on or before the 1st day of each month. Payment Method: Rent shall be paid via Cash, bank transfer, Zelle, Venmo, Check. Security Deposit: $500. The security deposit is held to cover any damages beyond normal wear and tear, unpaid rent, or cleaning fees. Any unused portion of the security deposit will be returned to the Tenant within 2 days of vacating the premises. 3. Utilities and Services The Owner agrees to pay for the following utilities: Electricity Water Garbage/Trash Disposal Wi-Fi/Internet Any additional services or utilities not listed above (e.g., cable TV) shall be the Tenant's responsibility unless agreed otherwise in writing. 4. Tenant Responsibilities Keep the room and shared areas clean and in good condition. Report any damages or necessary repairs to the Owner promptly. Do not make modifications to the property without written permission from the Owner. Respect the peace and quiet of the property, ensuring no excessive noise or disturbances. 5. Damages and Repairs Tenant is responsible for damages caused by negligence or misuse beyond normal wear and tear. Costs for repairs or replacements will be deducted from the security deposit, and any costs exceeding the deposit will be billed to the Tenant. 6. Occupancy and Use The room is to be occupied by the Tenant only. No subletting or overnight guests without prior written consent from the Owner. Tenant shall not use the property for illegal activities. 7. Termination Either party may terminate this lease with a 30-day written notice. The Tenant agrees to vacate the premises by the end of the notice period, leaving the room in the same condition as when received, except for normal wear and tear. 8. Entry by Owner The Owner may enter the premises with reasonable notice (24 hours) for inspection, repairs, or emergencies. 9. General Terms Tenant agrees to comply with all applicable laws and house rules provided by the Owner. This lease represents the entire agreement between the parties. Any amendments must be in writing and signed by both parties.
