I just had this home appraised. Selling price is the appraised value. This home is in the Morris Estates Subdivision on the west side of the City of Madison, Alabama. The neighborhood is a pleasant mix of young families, young professionals and retired persons--a very friendly place. But there is plenty of space here. All the lots are just over half an acre. The back yard is completely surrounded with a new privacy fence finished with a 10-year opaque stain. Inside, there is all new tile and wood laminate flooring. The master bath has been updated with a new tub/shower with all new fixtures. If you have school-age children you will be glad to know that Madison Alabama has the best schools in the area. This home is in the James Clemens/Liberty Zone. If you are like me, you really don't like the offer-counteroffer process; and then, you don't know until the appraisal if the house is worth the agreed-upon purchase price. I have elliminated all of that unpleasantness. I have had the property appraised and the listed price is the appraised value. I am looking for two to five acres in one of the surrounding counties (Limestone, Morgan, Cullman, etc.) with or without a dwelling. I will entertain offers that include such property as partial payment.
