    What's special

Welcome to Bryn Avon, a beautiful center-hall Colonial, circa 1900. This home exemplifies gracious living, with charm, elegance, comfort and good taste. Hardwood floors throughout the entrance hall, living room, dining room, office, stair landings and all bedrooms are just beautiful! The spacious formal living room with crown molding, gas fireplace, and custom drapes is an ideal place to entertain guests, or just relax with a book! Adjacent to the living room is the office/solarium/porch - to be used as you see fit! The formal dining room, also with lovely custom drapes, is bright, spacious and welcoming! The Breakfast room follows - perfect views to appreciate the plantings, the birds, the wildlife, and to look out on the garden area and the Darby Creek! The White Oak was said to be about 300 years old (no, this is not documented). On to the gourmet kitchen! Granite countertops, New Wine Refrigerator, Pale gray cabinets with under-mount lighting, pantry, gas cooking, compactor, and spectacular built in cabinets with glass fronts! Tons of storage and work-space! Move down two steps and out to the deck with Gas grill (connected to natural gas), a cooks delight!! back inside, to the left is the powder room with double access. Continue to the second floor! The 9' x 5' landing on the way up is a decorators delight - wonder what you'll put there. The second floor features the Main Bedroom with an ensuite bath! The bath has a Lasco Whirlpool tub, a walk-in lighted marble shower, double sinks and a Heated Floor! The main bedroom has a spectacular built in electric fireplace, operated by remote control, can change temperature, color, timer, etc. Just really neat! This bedroom has a large walk-in closet, and walk-out to a lovely large trex balcony 17'x8'!! What a great place to relax (in warmer weather,) and enjoy the views!! The second bedroom on this level is also very spacious, a beautiful ensuite bath here as well! This bath also features a heated floor! Nice! Balcony access from this bedroom as well! The walk-in closet completes this room. Another spacious hall to accommodate, perhaps bookshelves?? The third floor is also a treat! Another spacious stair landing awaiting your touches! This home is currently being used as a three bedroom, and can easily move back to four. Expansive loft/bedroom area, separate bedroom, and full bath are on this level. The third floor also has its own HVAC. Other features include: New Hot Water Heater March 2021, Roof Replaced 2010, HVAC zone 1 (first & second fl) 2009, Zone 2 (third floor) 2021 Gutter Guards, two sump pumps, one electric, one water pressure back-up. Whole house central Vac is a huge plus!! It even has a connection for the basement!! A portion of the basement had been framed and plumbed for yet another bathroom!! All of this, a lovely setting, within walking distance (just across Lansdowne Ave) of the Train. The Media-Elwyn line is about 14 min to the city! Bus transportation is at the end of the Court. Philadelphia International Airport is 4.8 miles! Shops, restaurants, movie theatre all a few minutes away!! A few comments from the seller - Bryn Avon is the name a Welsh friend suggested for our home at 112 Lansdowne Court. Bryn is Welsh for mountain ( Hartz). Avon is Welsh for River (Shannon). We purchased the home from the owner of a security firm. He entirely refurbished the house that had been owned by Dr. Robert Kempner, famous for his work at the Nuremberg trials at the end of WWII. We enjoyed all the seasons in our house on the Court. The privacy afforded by the trees as well as the native animals gave us the feeling of the country while we were so close to the city. The Darby Creek nearby provided water sounds from the stream. The Lansdowne train station designed by Frank Furness was close for our easy access to Philadelphia. Our home was perfect for us as we enjoyed entertaining as well as the privacy Lansdowne Court insured. 2022-02-16
