Two sandy beaches and the marina are close. A landscaped bayfront park is right across my intersection; it offers a large pavilion with picnic tables, boat launch, bathrooms, grills - and you can get on the bike trail there! The summer Farmers Market locates there on the waterfront ... the location always gets 5 stars from guests! You are 15 miles along the bay from popular Traverse City with its great year-around vibe - TC always has a million cool things going on. Sleeping Bear Dunes National Lakeshore Park is 45 minutes along our coastline. Each of the waterfront villages on this peninsula is a colorful, charming, and popular tourist destination but Suttons Bay is where you want to be year-around; only this village stays fully open and active through the winter and the M-22 and M-204 state highways are always plowed first - I am just off the corner of 22 on 204! You are never snowed in!!! This property parcel is 4 lots zoned Mixed Use (residential or commercial) but businesses must retain their cottage character to keep this town quaint and charming - no chain stores allowed. There is excellent drive-by visibility for your street signage. In front, the back and on the west are my nature habitat - wild and wonderful, wooded and private, wild roses, ground cover, lily of the valley, milkweed, butterflies and birds and the soothing sounds of the stream and waterfall in back. You can walk to the bay in 1 minute. This is 2 buildings, connected. The larger structure is charming pioneer-era, 1880s. The second structure was built 30 years ago. They are attached via a covered enclosed indoor garden atrium with an arched large window looking into the peaceful rear, and a translucent roof and a rockery where plants can be grown year around; an attractive gas fireplace heats it during cold months. It has a handy double-bowl sink for gardening convenience. The newer attached structure (about 800 square feet) is 3 finished heated rooms which can be converted to a rental cottage making the building an Airbnb triplex with 3 rental units. In the past it has served as a professional office and a resale store. A spacious L-shaped art studio, computer area/ TV/sitting room has entry to a front patio with a sliding door opening to an enclosed 10 x 10 patio as well as and a 2nd slider opening to the front patio. 10' ceilings, separate furnace, and 2 additional room, one serves as a 4th bedroom with a spacious closet and atrium entrance. The original structure has 4 bathrooms and three guest bedrooms - two are ensuite. One suite is reached via an outside spiral staircase but can be accessed via an upstairs inside door. A 4th bath connects to the enclosed atrium. The kitchen has a newer dishwasher and refrigerator plus a classic vintage double oven 1950s-era GE range. Outdoors is a garden shower/soaking tub, front and back charming areas for views and relaxing and other amenities including 2 sheds. Reason for the sale is the owner's retirement - after 30 years of Bnb experiences here!
