Lease is split, 8 month lease for the winter and month-to -month for the summer, then back to 8 month for the winter if still desired. lease is easy to read and requires a comprehensive reading of my tenant manual (10 pages of interesting stories with concomitant lessons there-unto) , and the first month's rent along with the security deposit (based on number of pets, etc.) Tenant pay gas and electric. Lawnmower provided. Landlord is friendly and encourages communication.
