    This spacious 1 bedroom + large bonus room duplex is a converted residence. This means that this basement unit was once a part of the main house. Both units will share utilities, so it will be imperative that you get along with your neighbor. Utilities will be kept in the owner's name, and you will pay a flat fee each month on top of the rent amount, to the property manager to cover all utilities. Utility cost is $175/mo. This converted unit is huge! The once 2-car garage is now a very large bedroom. Then you walk down a small flight of steps into the full basement with long galley kitchen and tons of cabinets, living room, and bonus room with closet. This could be used as a bedroom as well, but it does not have a window. Large laundry space with washer/dryer hookups off the kitchen which opens into the bathroom. Door access to the back yard is for emergencies only, unless your work it out with your neighbor to share the space. No pets allowed in this property. No use of the fireplace is allowed. This property is just a few minutes down from the Independence Square, Graceland University and Community of Christ campus. Easy highway access as well. - This property does NOT accept housing vouchers. - All potential renters over the age of 18 will need to fill out an application. - Applicants must have a combined monthly gross income of three (3) times the rent amount. - We will conduct credit checks, criminal background checks, and search for prior evictions. - Evictions must be at least 3 years old and you will need to provide proof of payoff. - We look for credit scores above 625. We may consider scores from 575 to 625 but would require a co-signer with a credit score of 675 or higher. - You will need to submit proof of 30 days of income, and rental history for the last 24 months if applicable. - A link to fill out an application will be emailed to you only after you have seen the property. - There is a non-refundable application fee of $35 for each person. - No pets. - You will be required to have renters insurance throughout the duration of the lease.
