Lease Terms Lease Duration: This lease shall be for a fixed term of one (1) year, beginning on __________ and ending on __________. Monthly Rent: Tenant agrees to pay rent in the amount of $2,800 per month, due on the ___ day of each month. Security Deposit: A security deposit in the amount of $2,800 (one month's rent) is required prior to move-in. The deposit will be held in accordance with applicable state laws and may be used to cover damages beyond normal wear and tear or unpaid rent. Maintenance and Repairs: Tenant agrees to maintain the property in clean and good condition and promptly notify the landlord of any needed repairs. Right of Entry Landlord may enter the premises for lawful purposes including, but not limited to, inspection, maintenance, repairs, improvements, or to show the property to prospective tenants, buyers, or contractors. Landlord shall provide reasonable notice (typically at least 48 hours) prior to entry. Entry shall occur at reasonable times. No notice is required in case of emergency (e.g., fire, water leak, or safety hazard). Tenant shall not unreasonably withhold access. Termination of Lease Fixed-Term Lease (1-Year): This lease shall terminate at the end of the stated term unless renewed in writing. No notice is required unless otherwise stated; the lease simply expires. Early Termination by Tenant: Tenant remains responsible for rent through the lease term or until the property is re-rented, whichever occurs first (landlord has a duty to mitigate damages). Any early termination must be submitted in writing. Termination for Cause (Default): Nonpayment of Rent: Landlord may issue a 7-day notice to pay or vacate. Lease Violations: Landlord may issue a 14-day notice to cure or vacate. Pets Policy Pets are allowed only with prior written approval by Landlord.
