All adults (18 or over) must submit an application along with a $50.00 non-refundable application-processing fee. All married couple applications must submit a $60.00 non-refundable application-processing fee. Co-Signer must submit a $40.00 non-refundable application fee. You must have verifiable income that equals three times your portion of the monthly rent amount. You must have at least one year of verifiable job history. You must have at least one year of verifiable rental and payment history. (Delinquencies or payment problems with mortgage companies, lien holders, management companies, or individual rental property owners will result in non-approval.) An undesirable credit report may be accepted with excellent employment and rental history. If you do not meet the above requirements you will need a Co-Signer and/or pay additional security deposit. Felony convictions or misdemeanors which involve moral turpitude (i.e. drug, sexual, theft, or violent nature, etc.) are immediate grounds for non-approval. Deferred adjudication for any such offense or probation for a felony are considered reasons for denial. No more than (2) people per bedroom may occupy the apartment, unless there are special circumstances approved by the landlord. Infants up to twenty-four (24) months old are not considered for occupancy purposes. Apartments are held with a deposit on a first come, first serve basis. Upon approval of your application and notification, your deposit will become non-refundable if you fail to move in.
