This includes schedule showings of the property, credit checks, and answering any questions and concerns you might have regarding the property. Mr. Ha is the owner. He does all the showings of his properties because he wants to personally meet the applicants (Potential renter and their families). We are open to doing showings from Monday - Sunday from 10 am - 4 pm. Please include the property address with your message. For Your Information (Before you apply for our property) The application fee is $50 (this is non-refundable). Once you are selected as our renter. The listing of the property will be closed and you will be contacted and given instruction to sign the Leasing Agreement. You are required to pay Security Deposit: $2,000, First month and Last month rent $4,000 total (need all payment by the 1st day of moving in). All renter(s) start with a 1-year lease. After the second year, you can request to rent up to a 2-years lease. The renter is expected to pay and set up all utilities, sewer, waste management, and lawn service and keep up with the property's landscape. You can request to have me (Sam) manage this for you. Pricing depends on the property you rent. Section 8 Questions & Answer: Do we accept Section 8 vouchers? Yes Do we still require the First and Last month's rent? Last month's rent, "Yes". As for the First month's rent, "Depends". If you have all your paperwork for transferring to our property completed before the move-in date, the inspector approved of our house before the move in date, and Section 8 wired the First month's rent into our account. Then "NO" you do not have to pay the first month's rent. If what I mention above is partially completed, and Section 8 is delayed (in some way) depositing the First month's Rent. Yes, you have to pay the first month's rent before you can move in. However, if this happened, and when section 8 did make their Deposit and it was backtracked to pay the first month's rent. Then it will be returned to you (by whatever method you desire) or we can apply that to the next month's rent. Last month's rent is non-negotiable and must be paid sometime between the signing of the contract or by 1st day of moving in. The Last Month's rent will be returned to you, only if Section 8 paid your last month's rent while in the process of you applying for a new house elsewhere. We found the process of transferring to another housing is long, frustrating, and confusing and the last month's rent sometimes doesn't get deposited to us. Can I still rent from you if my Section 8 doesn't cover the full amount of the rent you ask for? You have to pay the remaining portion Section 8 doesn't pay. You have to understand and also let Section 8 know that our rent amount is non-negotiable, whatever portion they pay us has nothing to do with the contract you have with us. Section 8 is there to help you pay your rent, doesn't mean they are responsible to pay all of your rent amounts. As you know, as time goes, they slowly reduce your Section 8 vouchers and have you be responsible for a certain portion of the rent. This happens when you hold a job for a period of time and so on. Can I break the Leasing contract before my lease is up due to hardship and get my Security Deposit and maybe Last month's rent back? Yes, only if there is no damage to the house and you let us know ahead of time. All the above pricing is non-negotiable.
