The location provides a safe "racetrack" for children on bicycles and direct access to world-class hiking, ATV, snowmachine, and cross-country skiing trails right from your door. Plenty of parking with a pull through driveway and a separate long term parking area. A short, adventurous hike behind the cabin leads to a refreshing creek followed by the headwaters of Fish Creek, where you can dip your toes in fresh snow-melt straight from the mountains. While the "awesome neighbors" keep a watchful eye on the area, the property remains a private sanctuary for watching the Northern Lights, enjoying campfires, and taking in beautiful night skies. Inside, you'll find a toasty sleeping loft featuring a wood stove and a modern, Wi-Fi-capable backup electric heater that ensures the cabin stays warm throughout the night. The kitchen is designed for water conservation and efficiency, featuring a sink with a foot-pedal-operated electric pump. Access is easy and reliable year-round, as the roads are maintained and plowed all the way to the driveway. The cabin is located a normal house distance from the main road, so even after a major snowfall, you can still walk to the front door. Payment for all utilities (electric, cable, internet, etc.) is the responsibility of the tenant. This agreement is for a residential lease of a semi-off-grid dry cabin where the tenant is responsible for all utilities, with electricity currently being the only recurring bill. As this is a dry cabin, the tenant is responsible for hauling in all potable water; sanitation is provided via an outhouse located next to the cabin equipped with a modern fiberglass toilet, and there is no shower on-site. The primary heat source is a modern ceramic style electric heater (wifi capable), with a wood stove available as a secondary source for which the tenant must provide their own wood. The roads are plowed all the way to the driveway, however the tenant is responsible for any additional snow removal on the driveways and remainder of the property, such as maintaining the parking area and the walkway to the cabin. This is a quiet residential neighborhood, tenants are expected to show the utmost respect for local wildlife and the surrounding neighbors. A credit check and background check will both be completed. Active duty military members may qualify for a discounted rate. To preserve the integrity of the structure, NO permanent and NO temporary modifications are permitted, including painting walls, changing the fixed layout, or creating any holes in the walls, ceilings, or floors. The cabin is constructed with a specialized vapor barrier, and any unauthorized puncture will cause damage to the building's envelope. The landlord, having built the cabin themselves, must be consulted for any cable or internet installation to determine the proper routing for wires. To assist with decorating, the landlord will provide free 3M removable wall tape and hangers at no cost to the tenant. Furthermore, the owner is open to replacing the wood stove with a fuel oil or pellet stove if the tenant prefers an alternative heating method. There is strictly no smoking allowed inside the cabin at any time. Pets are welcome provided owners maintain strict control of their animals to ensure the safety of both the pet and the local wildlife; allowing pets to roam freely is prohibited. Tenants are responsible for the immediate cleanup of all pet waste on both the property and surrounding trails. Any damage caused by pets will be the financial responsibility of the tenant, and an additional pet deposit may be required. All additional terms and conditions will be finalized within the formal lease agreement.
