No parties or events. No smoking. Pets subject to approval. Lease Terms: Furnished mid-term rental with a 31-day minimum stay. Monthly rent is $7,200, with a $7,200 refundable security deposit. Longer stays are welcome, and extensions may be available subject to availability and written approval. No parties or events. No smoking or vaping anywhere inside the home. Only approved tenants may reside at the property. Subletting or unauthorized occupants are not permitted. Pets: Pets are considered with prior approval. Additional pet rent/deposit may apply depending on the pet. Tenants are responsible for any pet-related damage, excessive shedding, odors, or additional cleaning beyond normal use. Parking: Tenants must follow all posted parking regulations. Street cleaning is every Friday, and tenants are responsible for moving their vehicles accordingly and for any parking citations incurred by themselves or their guests. Tenant Responsibilities: Tenants are expected to maintain the home in a clean and sanitary condition, properly dispose of trash and recycling, and promptly report leaks, plumbing issues, appliance problems, pest concerns, or other conditions that could result in property damage. Trash collection is Thursday: black bin for trash, green bin for recycling, and brown bin for organic waste. The property is fully furnished and must be returned in substantially the same condition as received, excluding normal wear and tear. Furniture, appliances, electronics, recreational equipment, and other furnishings may not be removed or materially altered without written permission. Renter's insurance is required, including at least $300,000 in personal liability coverage, for the duration of the tenancy. All adult occupants are subject to application and screening requirements. Rental terms, occupancy, pets, and any extensions are subject to the signed rental agreement.
