Any evictions will automatically disqualify you. Criminal background will be verified. Employment verification will be verified. Current rental history will be verified. Tenant Responsibilities & Expectations Tenant is responsible to pay all utilities: Water, Electric, Trash, Sewer and Gas, if applicable. Utilities must be in tenants name before keys will be released. Rental insurance is required. Owner to be additionally insured on policy. Tenants responsible to maintain yard and pest service on the home after move-in. Must abide HOA rules. Security deposit required and equal to first month rent. Upon move-out $250-$400 non-refundable cleaning fee will be deducted from security deposit. Upon acceptance of rental application, a non-refundable earnest deposit of $500.00 is due within 24 hours to hold home. Earnest deposit to apply towards total move-in costs upon move-in.d and checked Tenant pays Electric, City of Avondale Sewer water And Trash. One year lease minimum is required. Tenant is responsible for all utilities and to follow the HOA rules.
