    Sale pending, accepting backup contracts if you're interested. Built by David Weekley Homes Dec 31st, 2007, this little beauty was dubbed "The Gingerbread House" by some of our neighbors! She sits on two partially landscaped acres in the Waverly Acres Estates Airpark (XS09). The private runway is 4100' x 125' turf. The runways are 18--36. The aircraft hangar is 60' x 80' (4800 sq ft) all-steel frame on reinforced concrete slab. The four hangar doors open to 39' W x 9'-3" H (to the removable decorative flashing), 9' 8" H (flashing removed). Max height at the apex is approximately 14'. The lot has several live oaks, red oaks, cedar elms. Some of these young trees are just tall enough now to provide some shade spring through fall. Water is from the City of New Waverly. It costs about $46/mo. No sewer. We have an aerobic septic system. It requires Norweco tablets from Lowe's or Home Depot. The annual maintenance contract and inspection (required by Walker Co.) costs $200/year. Propane range, water heater, fireplace, Enting water softener, water filtration system (whole house and under the kitchen sink). The hangar is on a separate electric meter, 200 amp service, some outlets already installed. Internet is Razer Wireless. We pay $582/yr and it is paid through Aug 2021. The house is wired for security, land-line phone and ethernet. The HOA annual fee is $1000 which includes use of the runway and taxiways. We have paid the first two quarters ($500) of the annual HOA runway fee for 2021. The difference in the asking price and the "Zestimate" is probably bc Zillow has not taken into account the hangar and ramp that cost over $100,000. We have moved out -- the house is ready for occupancy! I'm often around on the weekends, or call to make an appt. Please leave a message bc I don't answer unknown numbers! (Too much spam).
