This is a 6 months lease, fully furnished. We're renting our wonderfully Southwestern-style home in North Albuquerque Acres. The house has great views of the Sandia Mountains and sunsets from the large front yard. The entryway doubles well as a home office. Fully furnished with plenty of storage space, including two large walk-in closets. Three wood-burning fireplaces. Great natural light throughout. The house is located a nice walk from the Boese brewery on Tramway, and short drive to Trader Joes and several other restaurants and grocery stores. The house is cooled by two swamp coolers and heated with radiant heating throughout the house. 6 month lease, fully furnished. No smoking allowed. Pets are allowed, up to 2 dogs and 2 cats. The deposit is one month's rent. Tenants will be responsible for mowing the front lawn. (mower provided) There is a pool on the property, which will not be available to tenants. We will shut down and cover the pool before we leave, and will lock the gate to the pool area. We would prefer to terminate the lease December 15th or earlier, but we are open to extending through December. The tenants will have access to the attached, 2 car garage. Please note that we will be storing some of our belongings in the attached garage but most will be stored in the separate shop/garage. Tenants will not have access to the separate shop/garage. We will also park several vehicles including a camper outside beside the shop/garage, but the driveway will be fully open. Application requirements: First month's rent due upon signing along with deposit. Income requirements - 3x rental amount, credit score of 735 or higher. Each applicant much apply separately. Tenants obtain renters insurance. Applicants must have no convictions or outstanding judgements, criminal background/ciolent felonies, and not be sex offenders.
