All sections of the application must be completed for the application to be accepted. If the unit will have multiple occupants, all residents must submit applications before a resident contract is signed. All sections of the application will be reviewed to assess ability to complete rental contract and lease terms. Application Fee: The Zillow application has a $35.00 fee. The application fee supports the running of credit and housing reports required with each application. Zillow allows you to apply to as many properties with the same monthly fee as you wish, so the $35.00 fee can cover multiple applications to multiple properties for one month through the website. Employment History and Sufficient Income: We require net monthly income of 2.5x the amount of the monthly rent. Income must be verifiable through pay stubs, employer contact, or tax records. We can also accept job offer letters if they are signed and can be verified with a company representative. If you are non-salaried, have a non-standard income, or are a business owner, please upload your most recent tax forms. Credit Check: Applicants are required to undergo a credit check and show proof of positive credit history. There is no minimum credit score required, but we prefer credit reports that demonstrate a willingness to pay financial obligations in a timely fashion. If you do not have any credit history but do have other indications of qualified finances, please apply. Credits checks are completed by Experian through Zillow's application process. Identity Check: Your identity will be verified through a background check by Contemporary Information Corp. (CIC) as a requirement of Zillow's application process. Rental History: Rental history must be verifiable from unbiased sources. If your rental history does not include at least 2 previous landlords or 3 years of residential history with contact information, we may follow up to ask for personal references to verify your residential history. If you are new to renting, please apply and we may follow up and ask for personal references in place of renting history. Co-Signers: Co-signers are allowed. The requirements for co-signers are slightly higher than for occupants. Co-signers must meet the general qualifications of the application and meet either a minimum net income requirement of 3.5x the monthly rent OR a minimum liquid asset requirement of 5x the monthly rent. Vouchers: We accept applicants who will provide rental payments, in whole or in part, through a voucher for rental housing assistance provided by the District of Columbia or the federal government. Please note that this property is strictly smoke-free. Please note that this property does allow up to 2 pets (cats and/or small & medium dogs). Service animals do not count as pets in the calculation and are freely welcome at this property. Please note that this is a second-story unit only accessible by stairs.
