Appliances: dishwasher, nice gas range/oven, fridge/freezer, large apron sink, butcherblock counters, stainless steel appliances, air conditioning, laundry (w/d) upstairs with bedrooms. Energy efficient double pane windows. Pets OK - limit of 2 total with $500/pet fee. Please note that there is a short term rental (airbnb) DETACHED studio apartment in the backyard. Part of this rental agreement will require the new tenant of the main house to be on the City of Portland's Short Term Rental Permit application which requires an Oregon License with the home's address to be updated by March 14, 2025. The backyard airbnb is managed by myself and is run independentaly from the main home but does have access through the driveway and backyard. Renters are typically grandparents visiting their kids and grandkids in the neighborhood, so are great visitors. Applications will be accepted starting at 5pm on Thursday, 2/27. Owner pays for water and trash. Tenant pays for cable/internet, gas, electricity. Owner pays for landscaping maintenance and the rent is based on sharing internet access with back unit airbnb (an assumed $30/month) and electricity (an assumed $50/mo) which is included in the set monthly rent. For example, rent would otherwise be $2880/mo but is reduced to $2800 for these shared services. Tenant is required to be the named "resident" on the City of Portland's Short Term Rental Permit application.
