Renter is responsible for paying gas, water, and electricity. Renter must mow the lawn when it becomes noticeably high. No smoking allowed. Rent is due 7 days after the lease signing date. A late fee of $50 per day will be charged for each day rent is overdue. If rent is more than 5 consecutive days late, eviction proceedings will begin on day 6 through the court. Lease is 2 years not 1.
