    Setting up a farm that can produce enough food for a family is a tremendous amount of work. Here is a small farm that has already been done for you and is waiting for a house to be built so you can enjoy the fun parts of farming, homesteading, self-sufficiency.   PASTURE AND FENCING Sixteen acres more or less is perimeter fenced and cross fenced. It previously held goats, so the fencing is good. I was told by a farmer that if you wanted to know if a fence would hold goats, it should hold water. Good goat fencing is a wonderful thing. The pond has been enlarged and is 40' deep in one place. It is stocked with bream and minnows. It is also fed with the spring and the rain runoff is channeled into a shallow pool before going into main body to prevent silting in.  PLACE TO STAY It isn't a looker, but it is comfortable and dry, and you can stay a little or a long time in it. Older single wide trailer has been mostly used as a hunting cabin. Water, electric, and a septic are all functional. For cooling there are a couple of window units and a wood stove for heat. The central HVAC is all there but has not been hooked up or tested. Trailer has been partially remodeled. Best use is to live in it while you build that dream home with view of the large pond. OUTBUILDINGS AND BARN A concrete block well house also serves as a storm shelter. Adjoining it is the water storage room and tank. A concrete floor shop with electricity sits at the end of the graveled drive and parking lot with room to service your farm equipment and store tools and toys. Equipment shed/shop has new metal roof. There is a new 30x40 hay barn with 12-foot sidewalls, set on poles in such a way that you could get a termite contract on it later if you chose to build inside it. Older barn was set up for goat milking operation and has chicken operation on other side. Chicken side has automatic opening doors for chickens. SHOOTING RANGE AND OUTDOOR KITCHEN A roof over the shooting range makes practicing comfortable in almost all weather. Shots of 150 yards or more are available. Get proficient and then use the outdoor kitchen to prepare your fresh meals. There is an abundance of deer that visit the property.  Outdoor kitchen has been freshly wired and plumbed. Near the outdoor kitchen is a hot tub with a wood fired heating stove. PAVED ROAD FOR COUNTRY HOME SETTING A peninsula juts into the pond providing a homebuilding site that would be surrounded on three sides by water. Horse friendly property is accessed from a paved state highway and is near other area attractions like the shows and restaurants of Branson MO, fishing and boating on Bull Shoals Lake, trophy trout fishing on the White River, canoeing and kayaking on the Buffalo National River.  Gentle laying land is about 12 miles from the small Ozark Mountain town of Yellville where you will find grocery stores, gas stations, doctor offices, hardware stores and restaurants but not a stop light.   Truly a place to slow down and enjoy life. $175,000
