The deposit of $1250, which is non-interest bearing, is to be held by Lessor as security for the full and faithful performance of all the terms and conditions of this Lease Agreement including the obligation to pay for any damages to the Leased Premises. In the event of forfeiture of the deposit due to Lessee's failure to fully and faithfully perform all of the terms and conditions of the Lease Agreement, Lessor retains all of its other rights and remedies. Lessee does not have the right to cancel this lease and avoid Lessees obligations hereunder by forfeiting the said deposit. Pets are NOT ALLOWED on the Leased Premises, except the following approved OUTDOOR ONLY pets. If pets are allowed on the Leased Premises, a flea treatment will be applied upon Lessee's evacuating the Leased Premises and any fees incurred for same shall be deducted from Lessee's deposit. Neither shall Lessee permit animals, nor pets of any kind whatsoever to be kept or taken into said premises without the written permission of Lessor. If a pet is caught on the property, Lessee will be fined $250. If caught a second time, Lessee will be evicted immediately. Lessee is encouraged to purchase Renter's Insurance. The Lessor is not responsible for the loss or damage to the contents of the Leased Premises.
