The lease is for a minimum of 6 months to comply with Maui County's long term rental qualification. Any lease broken before 6 months will incur a fee, outlined in the lease. Owner pays for water and sewer. Tenant pays to refill the propane gas tank. Gas will be full for you at move-in, it currently costs $81 to refill the tank. Renters insurance is encouraged but not mandatory. We live in a very safe neighborhood on a small dead-end street and we have not had any burglary or other crime issues in the past 15 years that we have lived here.
