LEASE TERMS & CONDITIONS 1. Utilities & Services Included The monthly rent includes the following utilities and services: water, trash removal, electricity, pest control, and lawn maintenance. Tenant shall be responsible for any other utilities, services, or charges not specifically listed herein. 2. Furnishings The Premises are leased as a fully furnished rental. Owner shall provide basic household furnishings, appliances, and starter supplies. Tenant agrees to maintain the furnishings in good condition and shall be responsible for any damages beyond normal wear and tear. 3. Lease Term This lease is for a short-term rental with a minimum term of thirty (30) days and a maximum term of six (6) months, unless otherwise agreed to in writing by Owner and Tenant. 4. Parking Tenant shall have access to on-site driveway parking. Parking in undesignated areas is prohibited. 5. Smoking & Vaping Smoking or vaping of any kind is strictly prohibited inside the Premises. A fee of two hundred dollars ($200.00) will be assessed for any violation of this policy, in addition to the cost of cleaning and remediation. 6. Pets & Animals Due to severe allergies, no pets or animals of any kind are permitted on the Premises, including but not limited to emotional support animals. Tenant agrees not to request exceptions to this provision. Any violation shall constitute a material breach of this Lease. 7. Security Deposit A refundable security deposit in the amount of $500 shall be paid prior to occupancy. The deposit shall be held by Owner and may be applied to damages, excessive cleaning, or unpaid charges in accordance with applicable law. The balance, if any, shall be returned to Tenant within the statutory timeframe after the termination of this Lease.
